Boutique Holiday Home Management on Phillip Island

Coastal Abodes is a family-run holiday home management company based on Phillip Island, Victoria owned and managed by Erin. 

We look after a small, carefully chosen collection of short-stay properties across the island and the wider Bass Coast from Cowes and Smiths Beach through to Ventnor, Rhyll, Surf Beach and Cape Woolamai.


We are deliberately boutique. We take on fewer homes so that every one of them gets the attention it deserves. 

Our portfolio is limited so we can give each house the attention it deserves and guests. 

About Coastal Abodes

I'm Erin. Coastal Abodes im the director and manager, and it's small on purpose.

I live on Phillip Island with my husband who owns a building company and my two kids are growing up here. It's where I do the school run and walk the beach on a Sunday. When something needs attention at one of my properties, I'm the one who drives over.

I've been the owner, not just the manager

Before I looked after anyone else's holiday home, I owned and ran my own. I've done the late message about a heater, the changeover that went sideways, the guest who left four hours after they should have.

I've also handed a property over to someone else and waited to find out how it went. That's the part that stayed with me. A holiday home isn't an asset on a page, it's usually years of work, and often somewhere your family has its own memories. I built this business around how I wanted mine looked after.

A construction background changes what I notice

I have a degree in construction management and fifteen years designing and building homes behind me. Most of my working life has been on sites, in plans, and around trades.

It shows up in small ways that matter. I can tell whether a quote is fair before you accept it. I notice the things that are beginning to wear rather than the things that have already failed. When you're weighing up a renovation, I can give you a real number and an honest view on whether it comes back to you in nightly rate.

Seventeen years in emergency services

Alongside all of that, I've spent fifteen years working in frontline emergency services, most recently in resourcing and logistics for the past 10 years.

Coordinating people, trades and schedules so that everything lands where it should, on time, without drama that's a changeover, and it's a full portfolio across a Grand Prix weekend.

The frontline side taught me something simpler. When something goes wrong at eleven on a Saturday night, I don't panic.

What I care about

Two things, really.

The first is calm spaces. There's a difference between a house that's clean and a house that someone walks into and exhales. It's in the light, the linen, where the chairs sit, what's been thought of before anyone arrives. I love getting that right, and I think it's most of why guests remember a place.

The second is systems. I like the unglamorous work of making something run properly  checklists that don't get skipped, a cleaner who knows exactly what a house needs, maintenance picked up on an inspection rather than in a review. Owners rarely see any of it. They just notice that nothing goes wrong.

How I work

I take on a small, carefully chosen collection of homes so that I can genuinely be across each one. Every property I manage, I've walked through myself. I know which door sticks and which cleaner suits which house.

Behind me is a local network of cleaners, linen suppliers and trades I've worked with, who turn up when I call. You have one point of contact, and it's me.

I manage short stay holiday rentals across Phillip Island — Cowes, Ventnor, Rhyll, Silverleaves, Smiths Beach, Sunderland Bay, Sunset Strip, Surf Beach, Cape Woolamai, Wimbledon Heights and Newhaven — along with San Remo and the surrounding Bass Coast. That covers listing and pricing across Airbnb, Booking.com and direct channels, guest communication, cleaning and changeovers, maintenance, styling and photography.

How many properties do you manage? Deliberately few. Coastal Abodes is a boutique operation — we cap our portfolio so every home gets personal inspections and hands-on care.


What makes Coastal Abodes different from a larger agency? Owners deal directly with Erin and Chris. Between them they have 35 years in building and design, so property issues are identified early and dealt with properly rather than passed along.
